Lincoln Property Company and Modular Power Solutions Sign Single-Tenant Industrial Lease with Maverick Distribution in North Houston

HOUSTON, TX (February 2, 2026)Lincoln Property Company, a global full-service real estate firm, today announced it has partnered with Modular Power Solutions, a large-scale industrialized construction organization, to execute a 435,680-square-foot single-tenant lease at Maverick Distribution. The new Class A industrial development is located at 18239 Aldine Westfield Road in North Houston.
The industrial lease reflects continued demand for modern, Class A industrial space in Houston and caps a strong fourth quarter for the market.

Modular selected Maverick for its strategic location within the Houston metro, proximity to George Bush Intercontinental Airport and the availability of a standalone building capable of accommodating its operational footprint. The property’s dual 185-foot truck courts, along with enhanced parking capacity, were key factors in securing the lease and meeting the tenant’s operational requirements.
Lincoln’s ability to finalize the lease was driven by close collaboration with the tenant’s brokerage team consisting of Mac Hall, Tyler Maner and Abraham Richardson with Stream Realty Partners, and a solutions-oriented approach throughout the negotiation process. Kevin Wyatt and Robert Willard from Lincoln represented Maverick Distribution.

Wyatt said the deal signals continued strength in Houston’s industrial market, particularly for Class A assets in North Houston. Market activity remained healthy through the fourth quarter of 2025, with positive absorption trends expected to carry into 2026.

Maverick Distribution, situated on a 26-acre site adjacent to George Bush Intercontinental Airport and minutes from Beltway 8 and Interstates 45 and 69, offers state-of-the-art features for tenants including one of the only 40-foot clear height ceiling capacities in North Houston. Other features at the cross-dock facility include 56 x 56-foot column spacing, 70-foot speed bays, generous parking for autos and trailers and 4,000 amps of power.
