Lincoln Property Company, Gigabit Fiber, and Tradition Holdings Team Up to Develop 131-Acre Data Center Campus in Dallas

Plans Call for 800K SF of Data Center and Tech Space in South Dallas

Lincoln Property Company (“Lincoln”), a global full-service real estate firm, Gigabit Fiber (“Gigabit Fiber”), a Dallas-based metro fiber provider, and Tradition Holdings, a Dallas-based privately held investment firm (“Tradition”), have announced a strategic partnership to develop a cutting-edge communications infrastructure campus in South Dallas. The facility will deliver more than 800,000 square feet of data center and tech space, and up to 540 megawatts (MW) of total power.

Under the agreement, Gigabit will contribute 131 acres of fully entitled land for the project, located in Red Oak, Texas along the newly opened Loop 9 highway, strategically positioned in the heart of the South Dallas data center cluster. Lincoln will provide capital, financing, and development expertise. The campus will be designed to support cloud computing, artificial intelligence, and high-capacity, low-latency optical networks. It will be developed to provide a central hub of connectivity within the scaling South Dallas submarket and tied back to the network core of the broader Dallas market.

“South Dallas is booming with activity and a growing demand for data center assets. There currently are projects in the works that will deliver over 1.5 gigawatts (GW) of planned capacity. Of the roughly 678 MW already under construction in South Dallas, much is reported to be pre-leased. The facilities under construction will deliver in 2025 and 2026, creating a huge opportunity for the facilities that follow,” said Ryan Sullivan, Executive Vice President of Lincoln’s Data Center Group. “Lincoln is deeply committed to developing in the Dallas market. Gigabit Fiber will initiate construction on the campus with a 7,500-square-foot, two MW facility in the first quarter of 2025.

“This GigaPop will provide edge colocation coupled with Dark Fiber, IP and carrier class transport services adding value not only to our campus, but to the more than 15 other sites currently in development in South Dallas,” Spackman further explained.
