Lincoln Announces Major Leasing Activity at 1639 Route 10 East in Parsippany
Two new long-term leases and two lease extensions signed
PARSIPPANY, NJ — February 25, 2026 — Lincoln Property Company (“Lincoln”), a global, full-service real estate firm, today announced the completion of four significant leasing transactions totaling more than 42,000 square feet at 1639 Route 10 East in Parsippany, New Jersey. Lincoln serves as the exclusive managing and leasing agent for the property on behalf of the owner, 1639 Real Estate LLC.
The recent activity includes two new long-term leases and two lease extensions, signaling continued demand for high-quality office space in the Morris County market. Leading the transactions for ownership were Lincoln’s Bob Lee and Rick Genthe.
Enterprise Fleet Management, Inc. has signed a new five-year lease for 7,958 square feet on the first floor. The company is relocating its regional office from Wayne, New Jersey, to this new location to better serve its client base in the region.
In the largest of the new transactions, H2M Architects + Engineers has committed to an 11-year lease for 16,184 square feet on the first floor. Headquartered in Melville, New York, with multiple offices along the East Coast, the multi-disciplinary firm will relocate its operations within Parsippany. H2M, represented by Jerry Guerra of the Paragon Group, anticipates occupying the new space by May 1, 2026.
“We were drawn to 1639 Route 10 East for its high-quality environment and long-term value,” said Chuck Martello, P.E., LSRP, Executive Vice President at H2M architects + engineers. “The fact that the building is owner-occupied—and serves as ownership’s headquarters—gives us added comfort knowing the property will be operated and maintained to the highest level, aligning well with our own long-term commitment to the space. Additionally, this will be the largest regional location that H2M has, further underscoring the significance of this move.”
“We are thrilled to welcome high-caliber tenants like Enterprise Fleet Management and H2M to 1639 Route 10 East,” said Bob Lee of Lincoln Property Company. “These long-term commitments validate the property’s strategic location and our commitment to providing a superior tenant experience.”
In addition to the new arrivals, two long-standing tenants have renewed their commitment to the building. Application Consulting Group, a tenant since December 2009, extended its lease for 4,492 square feet for another five-year term on a direct deal. Additionally, publishing giant Simon & Schuster, Inc. extended its lease for 13,645 square feet for an additional three years. Simon & Schuster was represented in the transaction by CBRE.
“Retaining tenants like Application Consulting Group and Simon & Schuster speaks volumes about the quality of this asset,” said Rick Genthe of Lincoln Property Company. “It is a testament to the ownership’s dedication to maintaining a premier business environment that supports the long-term growth of our tenants.”
