Lincoln Breaks Ground at Commerce Yards

Denver, CO — February 24, 2026 Lincoln Property Company (Lincoln) has officially broken ground on Commerce Yards, a 46-acre, 466,000-square-foot Class A industrial development located at 9401 Heinz Way in Commerce City. Designed to meet rising demand for best-in-class functional industrial buildings with secured outdoor yard space, Commerce Yards introduces a unique offering to the Denver metro market.

Situated in a prime location with convenient access to major transportation corridors and potential future rail connectivity, the development benefits from specialized PUD zoning that allows up to 50% of the site to be dedicated to secured outdoor storage—a capability seldom available in the area’s oversupplied Bulk Distribution environment.

Breaking Ground at Commerce Yards

“Tenants have been asking for exactly this type of industrial solution—flexible, secure, power-rich space that can accommodate heavy equipment, materials, and specialized yard needs,” said Scott Caldwell, Executive Vice President at Lincoln. “We see demand ranging from building materials and manufacturing to utilities, energy, and rail-served users.”

Lincoln broke ground on Commerce Yards on February 18, following the announcement that JLL Capital Markets arranged $77.1 million in total project financing for the development. The capital stack includes joint-venture equity from an undisclosed partner and a construction loan from First Horizon Bank.

Representatives from Brinkmann Constructors (General Contractor), Kimley-Horn (Engineering), and Powers Brown Architecture joined Lincoln at the groundbreaking celebration.

Commerce Yards, which is anticipated to deliver in late 2026 or early 2027, will feature three low-coverage industrial buildings ranging from 113,000 to 200,000 square feet, each offering:

  • 28–32’ clear heights
  • Rear-load configurations
  • 4,000 amps of power
  • Large, flexible secure yard areas
