Owned by Blue Star Land, the Gates of Prosper shopping center is a multiphase retail development in Prosper, Texas.
Blue Star Land engaged Lincoln Property Company’s retail division to master plan the mixed-use portion of the 800-acre site. Once completed, the Gates of Prosper shopping center will span more than 270 acres and feature over two million square feet of retail and restaurant space, ranking it among the largest retail developments in North Texas.
Construction of Phase I began in 2016, and the development’s first tenant opened its doors in 2017. Phase II delivered in 2021, and Phase III construction is underway for delivery in Summer 2025.
Gates of Prosper’s current portfolio of national and local retail tenants includes Target, Old Navy, Dick’s Sporting Goods, DSW, Burlington, TJ Maxx, Hobby Lobby, Michaels, PetSmart, Kohl’s, and Homegoods, among others. The completed phases generate over $200 million in gross retail sales annually.
Additional plans are in process for a 40-acre Town Center that will include over 288,500 square feet of high-end retail and entertainment; 84,000 square feet of office space; 1,200 multi-family units; 475 single-family units; a 210-key hotel; and 25,000 square feet of conference space.
