Gateway Building

A transit-oriented, innovation-focused office tower in Seattle’s University District.

Lincoln Property Company entitled and developed the Gateway Building in downtown Seattle, Washington. Formerly known as U District Station Building, the build-to-suit office tower was built directly on top of the U District Light Rail Station near the University of Washington campus. 

Designed to play a critical part in the long-term vitality of the area, the 13-story, 263,000-square-foot office building is situated in the center of Seattle’s University District, just two blocks from the University’s main campus. Opened in December 2024, the Gateway Building is the first of the University’s planned Innovation District buildings to be completed, with 133,000 square feet pre-leased to the University. 

Lincoln led discussions with the City of Seattle and Seattle Sound Transit agency facilitating the development’s integration with the U District Light Rail Station and the surrounding parcels that UW occupies, which remained operational during construction. 

Located in the middle of the urban corridor on an infill site, the property offers unmatched transit access, providing convenient connectivity to the Seattle Central Business District, SeaTac Airport, and the Eastside. The iconic project features many health and wellness-inspired components. An amenity deck and rooftop terrace provide open-air elements and feature sweeping views of the UW campus and the Seattle skyline.
