Lincoln and Pegasus Partners have joined forces to develop one of the best multifamily land portfolios assembled along New Jersey’s Hudson River Gold Coast.
Comprising five sites spanning 1.5-miles from Hoboken to Newport, all within walking distance of the waterfront and abundant public transportation options, the portfolio will deliver approximately 3,600 units within two of the most desirable submarkets in the Tri-State region. With 2,500 linear feet of street frontage across three phases, Lincoln and Pegasus control the scale to curate neighborhood retail on par with that of Hoboken’s famous Washington Street.
Our Hoboken sites front Resiliency Park, a 5-acre public amenity opened in 2023 featuring athletic fields, a basketball court, playground, and café / pavilion to anchor the neighborhood. The first phase, 1300 Jefferson Street (“Jefferson”), designed by Fogarty Finger, will be the premier apartment building in Hoboken with 357 luxury units across 18-stories boasting expansive views of Manhattan, condo-quality finishes, best-in- class amenities, and approximately 26,000 square feet of ground floor retail.
Subsequent phases, situated on the west side of the park with 850 feet of Madison Street frontage, will allow Lincoln and Pegasus to curate retail and residential amenities for thousands of residents across more than 1,500 clustered units. In addition to convenient bus and ferry access to Manhattan, a light rail stop is planned at the northern edge of the sites near 15th Street that will connect the project to Hoboken’s multi-modal transit hub.
In Jersey City, our two large sites are situated along Marin Boulevard at the border of Hoboken and Newport. 619 Marin Blvd (“Marin”), designed by MHS Architects, is entitled for 17-stories, 613 units, and 12,000 square feet of ground floor retail located directly across from Newport Plaza Shopping Center, approximately half mile from the Hoboken PATH station, and less than a quarter mile from Newport Center Mall. Marin residents will enjoy panoramic views of Manhattan and a compelling amenity package headlined by a 16,000 square foot programmed and landscaped deck, rooftop pool and lounge.
The second phase, 660 Grove Street (“Grove”), occupying a full block along the border of Hoboken and Newport, has the potential to be the most spectacular development at over 1,000 units.
